3. Nature of the website
The website is an information showcase presenting the apartments, their spaces, amenities and surroundings. Information on amenities, distances and conditions of stay is indicative and does not constitute a public offer under Art. 1336 of the Italian Civil Code. Bookings are concluded only by direct contact with the owner or through third-party platforms (Booking.com, Airbnb), under the terms applicable at the time. The reviews shown come from Booking.com and are quoted faithfully, with any translation clearly marked.
4. Intellectual property
Texts, photographs, graphics, the logo and the "Oltremare" distinctive signs belong to the owner or to third parties who have authorised their use, and are protected by copyright and industrial property law. Any full or partial reproduction without the owner's written consent is prohibited.
5. Limitation of liability
The owner takes care over the content but does not guarantee that it is always complete and up to date, and is not liable for errors, omissions or decisions made on the basis of it, nor for temporary interruptions or malfunctions of the website.
6. Links to external websites
Links to third-party websites (booking platforms, messaging services, maps) are provided for convenience: the owner does not control those websites and is not responsible for their content or policies.
7. Governing law and jurisdiction
Italian law applies. The Court of Bari has jurisdiction over disputes, without prejudice to the mandatory consumer-protection rules (Legislative Decree 206/2005), under which the court of the consumer's place of residence or domicile remains competent.
